In PA, I put all security deposits in a bank separate sub-account linked to the tenants SSN, and the interest paid accrues to the tenant and is reported to the IRS under their SSN.

Some of them require two separate inspections - city and SEC8, and some consolidate these into one if it is a SEC 8 property.

I appreciate your feedback.Right now, the idea of dealing with 8 separate loans, contracts, and escrow sounds down right tedious.That pretty much leaves MF or something interesting like agricultural investments paid in cash.The amount of time I personally put in from start to finish purchasing a single turnkey property was a lot more than I thought.

They were charging me $300 / lease signing. most of the times the kids rent in a group of 4, one lease, $300. but if the 4 rooms get rented separately, that's 4 leases and $1200.
