Once again, I will recommend that you have wording in your lease that specifically states that if you are required to do work to restore the unit to a rent-able condition for items NOT considered to be wear and tear, that you charge $XYZ per hour for labor and management (which includes time spent scheduling work and finding vendors, procuring materials etc.)

With HUDS you have to schedule the closings 7 days out and have to actually close on that day.

Mike, I would write in the contract that you need to have scheduled times to show potential partners, contractors, insurance reps, etc..If they will not have it, the deal needs to be REALLY sexy to just take pics and a video of to move it.

I would not remove the inspection contiguences, offer subject to satisfactory home inspection to the buyer and satisfactory termite report also, you won't close in 5 days so 2-3 weeks is fine to close giving you time for due diligence inspections and title work etc. give the banks 2 days to respond but with them they work on their own time schedule so you probably will hear back by them but no guarantee.

I take advantage of non-cash donations as most people severely underestimate them.An S-corp can give as much as they want and it will pass to the shareholders onto Schedule A subject to the limitation of what category organization it was given to: 50%: School/Church/Community/health govt org 30%: Veterans/fraternal/nonprofit cemetery/ private foundation.Why donate $100 to save $25-33?

I literally do no work in closing these deals, my assistant takes the call, offers a soft pass and then schedules the appointment with my guy on the ground who then takes over from there.
