The lawn service will tend to landscaping matters, the buildings will be sprayed for termites and the roofs will be maintained.

Inherited tenants means inspection at first, then telling them you will be back to;change filters, paint the bathroom ceiling with a clear moisture barriers (spray can 2 minute job), replace sprayer thingy on the tip of the kitchen faucet, lube door hinges.....get the idea?

But this year alone, we've had two of the sprinkler heads pop and water was spraying everywhere.

I would politely tell  them no and if that is not good enough tell them to pound salt (politely if possible).

The salt air will eat everything out there. 

The pray and spray offers we get are 99.999999% a waste of time.

Any real estate firm worth their salt will hire you after two or three years at a large firm (you will get multiple offers from your clients).Find a great mentor and work with them.  

You will match up with the right people pretty quick.When I hear newbies at the Salt Lake REIAs or lunch meetings try to find an agent that will "help them find a good deal" I think they are wasting their time.
