Currently, I have 50k for downpayment/rehab however can push it higher if the property is a great deal.

However , One thing i found out with the Renatus , Community is important , People are important to sustain you (and i did go to all 3 county's around me REI's Every Monty and i knew them all in the group -  but there were personal goals driven individual and it was had to work-- ..... ) community we meet 5 times a week even more , we have group chats and we push each other by holding each other goal accountable)   And again DISCLAIMER  i am not saying Renatus is perfect .

As my PM I expect them to push back on contractors on my behalf, not justify their nonsense...

Unfortunately they needed to be addressed and could not be pushed off until this project was done. 

That way you can put a gable vent in that one and then another one elsewhere so the air can be pushed through.

Another note about my first milestone is that I am pushing for my next assignment to be overseas.

An unscrupulous contractor is unscrupulous , no matter you are nice / not nice .So the root cause of your problem is simple , you just bumped in lot of bad contractors.

If you like everything else about your situation, I'd be patient and look for those part-time home opportunities and enjoy all without stressing or pushing yourself additionally.

Push for 80% LTV if you can find it, but obviously go with whatever LTV you're comfortable with.
