I haven't investigated this as I don't invest in SFR's   would be to go ahead and build out an ADU or ADU-ish space but still rent the whole home as a unit,  and advertise/describe the home in a manner that might appeal to a tenant with an extended family or roommates.  

One option if you have more than one bedroom is to house hack the condo and rent the room to a roommate and free up some of your own cash while you continue to pay down the mortgage on your condo.

If I was looking to purchase this as a rental, my mindset would be on the "roommate" factor, not necessarily the overall MP of rent.

I've owned my current home for 2 years and house hack with 2 roommates so my entire housing expense is covered at this point.

I will be living with a roommate in North Texas, using my housing allowance from GI Bill to pay rent and savings to pay for vacancy on my property. i would like to house hack but i feel like a duplex or any of the sort is just out of the price range. 

I bought my personal residence at 23 and house hacked it with two roommates who paid the mortgage for me (100% financing).  

I did that without knowing what it was called by having my roommate pay my condo mortgage.
