Real estate investment is not a get rich quick game and it's not a race.

Rich Man Poor Man and E-Myth are highly recommended on BP Podcast.  

I'm assuming I have to purchase a property as an individual and not a corporation in order to take advantage of FHA-backed financing.

I greatly admire those individuals for having the courage to give up their mortgage careers and start from scratch as realtors when the mortgage industry got stupid.It is now illegal to do give out bonuses and whatnot for putting people in crummy loans. 

This individual helps hold me accountable to the action items I've listed to perform the goals I've outlined for myself (I work quickly and take massive action, so I've outlined goals taking me only into the end of the first quarter of this year).I'm constantly on YouTube looking at different videos on a myriad of topics concerning flipping, financing and real estate in general (usually this is a last resort /exhaustion type of thing. 

As both @Mark Brogan and @Rich Ferradino suggested take a down payment for what you have in it.

I have always been interested in real estate and after reading Rich Dad Poor Dad, I am so excited to jump into the investing realm.
