It also helps that my lease will be ending soon so I'm also looking for a house hack that would work as a rental after leaving but most of the properties ITP have HOA rent restrictions and don't cashflow well.

Generally speaking there's very little maintenance those first couple of years, knock on wood.I would just check with the builder to make sure the HOA doesn't have any rental restrictions.

The one big thing that you'll need to investigate is why they are not paying, if it is for a job loss/not paying due to the pandemic, then the restrictions for evictions are steep and you need to make sure there is a big spread for the cash for keys.
