Anyone have any recommendations on finding a reputable, trustworthy, reliable, and fair contractor?

You'll essentially get paid to learn the market while building a reputation with cash buyers. 

Better that than simply labeling all of them as being social leaches or lazy bums.The reason why section 8 tenants have trouble finding housing is because landlords know from first hand experience the tenant class has a legitimate bad reputation.  

Find a few reputable contractors (licensed and bonded!)
