Also, unless you sell the property "AS-IS" (will raise some eye brows on its own", you wont be able to sell without fixing it, or lower the price significantly because of it.I would recommend to get a reputable company out there and get another opinion.

Probably the most common answers would be one or more of the following:1) Saving on the commission for listed properties.2) Insider access to the MLS for pulling comps.3) A "reputation" as a real estate agent (although this could also be perceived negatively by some)4) Formal ties to a brokerage that could provide you with additional contacts and leads.Of the above, you can 2 & 4 without a license.

The answer is either the wholesaler has a well know reputation for getting deals done fast, or the property is for one reason or another not of interest to the brokerage community.
