Toilets, tub, moulding, carpet.Needs new kitchen, room, rugs, spackle paint, driveway, 2 whole bathrooms and 1 bathroom updating.My concern is the two upstairs bathrooms have this gaudy italian tile which only certain people would like.I am thinking if I took the low comp, $425 *.70 that equals $297 - $100 in estimated repairs, that an offer of $200 is where I want to be.

Trying to get an idea on cost to fix sinking floor, its around 400 sq ft area that needs repaired... the ceiling leaked where two parts of the roof met, so the back part of the house is damaged its a bathroom, laundry room, and bedroom house has no basement under this part of the house, anyone do these repairs or have an idea on cost thanks

I have a money guy coming in with the purchase price and my company will come in with half the initial repair cost and do all managing and repairs going forward. 50/50 profit split.

Given that these properties are generally sold as-is and there won't be any repairs/fixes once after an inspection is run, I'm hoping there's some room to bring the price down.

I didn't think much about until I went to check the pipes and see what all needed to be repaired.

We've had escrow issues where mortgage wouldn't close without repair escrow, said we needed to produce receipts of repairs to get our funds returned, but then when proof given, the mortgage company wants escrow funds put toward balance on our loan instead of releasing our funds back to us (even though we'd already put 25% down).

Should be owner financed purchase, my money on the rehab, numbers in line (65%+/- less repairs) with low money costs on a $350k+ house.Back in the day I used to pull a lot off my newspaper ad, I imagine the web would be similar, but these days its pretty rare for the homeowner to have any equity around here, so the better deals are from banks, hedge funds, other investors, etc. so knowing people works better than letters and signs for me.
