- How reliable is this to even try to estimate a 5 or 10 year holding period with rents/expenses/cap ex/vacancies?

I am really struggling to find a reliable contractor to help me with rehabs in downtown Indianapolis.

The best and only way to protect your self is finding an honest and reliable contractor, I would start by attending your local meetups, get some contractors thru people in the game already. best of luck to you, unfortunately this happens all the time and it sucks, I had a contractor screw me last year for big bucks, we did a job together and sure enough took my share and ran off, and guess what I have no recourse, by the time I go after him ill walk away with penny's, so believe it or not it happens on both ends of the spectrum

My brother and I are looking at a two-family in a town with a very reliable tenant base.

Western and southern part of the 19th seems reliable. 

I’m a first time real estate investor currently seeking a reliable real estate agent in the Kansas City area.

I also like TransUnion Smartmove for tenant screening (they pay the fee), Zillow Rental Manager and craigslist for listings, and Angie's List to find reliable contractors from afar.

Real estate is the worst place to bury your dead dollars.This is something I have thought long and hard about, it also relates to my reply above and I'm not sure I would call it "dead" as it can still be a reliable place to go for your deals.
