The company I am working with in Birmingham doesnt do the rehab themselves, but they have relationships with top GCs in the area and they manage the whole rehab project for a small fee.

As others have stated it doesn't take a lot to really build a strong relationship with your tenant. 

The best you can do is find a reliable tenant and build a relationship with them.

I have customer relationships where I know what they want and act without a call.

Which is perfectly acceptable, it's a two way relationship.

Try to build a relationship and rapport with park managers and/or owners and mobile home dealerships.
