But, do Not take the “free” title insurance...it’s not really free as their title co. adds a bunch of junk fees, and.....their title searches don’t include non recorded liens, and they will be excluded in the title policy.

Putting the mortgage in their name is easier, as they can better qualify for the mortgage due to better credit and/or not having any other loans currently on their record, and they are one's bringing the downpayment.

If I was to have a bunch of tenants just deposit slip money to my bank account or PayPal me I’d then have to spend a ton of time taking that payment data and recording it manually to everyone’s ledger.
