This means that there is very little speculation and these markets don't suffer from housing crashes like they do in the US (except places like Los Cabos who are almost completely dependent on US money), because they never get upside down and forced by a lender to sell.

As for the square footage, in my area (los angeles) and nationwide areas where I have originated loans, if the work was not legal and compliant ie permitted by the city, appraisers are unlikely to use the unpermitted sq ft in the overall value assessment.
