I noticed that a lot of listed multifamily properties I've seen already have as-is as a selling requirement, but it's helpful to know that it can be a good idea to offer that up front in order to get a deal quickly.

Some of these high end communities are booming and almost every house in any condition sells at a fairly good price and pretty quick to.

I wanted to develop a quick conservative method of weeding out properties so I wasn’t wasting my time.  

If many items need to be replaced sooner rather than later then I would plan on having a reserve fund already in place to replace those quickly and then the monthly reserves can replenish the maintenance fund. 

It probably could have gone a little faster, but I had no reason to push for a quick close.

Quick question, I am looking at a rental in NH (where I grew up and my family and friends are) but I’ve had a few people tell me that you cannot evict tenants in the winter time and if you get bad tenants you have to bite the bullet until spring.... seems like bull but since a few different people have told me I’m now curious.

Also does he live in a market where listings go stale quickly?
