The property is now worth double the original investment and I became familiar with turning a residential property into a commercial one.As the last quarter of 2022 and early 2023 saw a softening of the RE market, I saw housing prices start to drop - not tremendously - but by enough that a $325K home in an up-and-coming centrally located Houston area was now closer to my price range of 285K.

I don't do any wholesale but I am an investor so send me some deals ;) From what I've seen from other wholesalers it's a lot of cold calls so don't discouraged b/c even 1-2 deals a month OR even a quarter can really make a dent over time.

To increase your chances show them the math that all of their prosperity at a later date and allows them to pay their tax at a later date and its spreads out income over the length of the loan instead of it all being liable and being paid at the end of that year after it closes.

Regarding the plumbing, I routinely request that "old style" stop valves (multi-turn gate type) be replaced with quarter turn ball valves that have a much longer operational life.
