They sound small, so it's likely that there aren't brokers focused only on them, but rather will be covered by brokers in nearby larger cities, especially since you are talking about commercial properties like hotels and multifamily, and these tend not to be handled by your local residential brokers.

If they just represent first time single family home buyers and aren’t constantly finding off market properties and reviewing deals, you’ll find a better investment through someone else.I am in the Ohio market and don't know anything about Philadelphia, but there are definitely investor friendly agents on here.

If the slope/uneven floors aren't too bad I wouldn't mess with it, just make sure the joists are good and that they haven't been cut or broken, if there has been normal shrinking/settling thats common .
