So most brokers/agents will be looking for a qualified buyer with some down to direct purchase or an all cash buyer.Any broker/agent worth anything will not let a wholesaler with little or no cash to close tie up a property with little to nothing down.

Fortunately my W-2 job pays enough to allow me to qualify for having that amount in loans.

The lender will want an appraisal done on the property to confirm the property qualifies to have the PMI removed. 

My suspicion is that the selling agent is representing the other buyers as well and wants the higher commission.I'm very interested in this property and a very qualified buyer.

I'm qualified and a member of a professional body.

We have a large pipeline of commercial deals in NYC through a Partner of ours that we are also selling to active and qualified buyers.  

Compare this to a property in which we bought vacant and did a complete interior and exterior rehab, but the tenant is qualified but not established.
