I was recently hired by a full service brokerage (leasing, property management, investor relations, acquistions, etc.) and they use the time during the 3 week accelerated prelicensed broker class to determine what role you fit best within the company.

I know you mentioned that the tenants pay water and sewer, does this also indicate that these services are provided by local/city utilities?

The debt service on our rental is $1750 and we are getting $2850 a month rent. 

It’s a good time to inspect the service entry cables too, if the panel is that old, they may need to be replaced too for an additional $500-1000.

If you can get the area designated as an area for potential growth you might be able to get some public support in your efforts.If you are trying to do this on your own you might try speaking to the owners of the properties in the area and start getting options on a number of properties so you can have a few properties that you could buy at once.

We list all of our wholetail properties on the MLS via a flat fee listing service. 

But your best bang for your buck is going to be with a nationwide intermediary service that has enough economies of scale to be in the middle price wise. 

It was a rental and needs about $3k-$5k of rehab to put it back in service based on the cost of my last two rehabs.
