There's a trade off between sitting there full time and what you're proposing.

Looking for some help with a proposal that was brought to me.

Obviously, this would be politician suicide for any politician who'd dare to propose such a thing. 

However when the market picks back up in 3-4 years, interest rates drop, and rent goes up, it'll cashflow very well along with tremendous equity build.With my proposal, the seller would hold 2nd lien on the property and receive payments on a 5 yr balloon.

This person showed me around to 5-6 different properties that they flipped as well as a few that are in the works.The deal they are proposing is that we go in 50/50 on an LLC that purchases the house.

If you lived there 2 out of the last 5 years, you won't pay any capital gains tax (for now, there are proposed tax changes on the hill, one of them is getting rid of that and everyone paying capital gains, period. 

In December, a bill was proposed to NYS legislators to disallow local municipalities from blocking zoning changes.Its happening already in other states including California where former SFR lots (if they meet the size requirement) can be used for MFR properties.

I will make sure to have a detailed proposal ready.

Contractors proposals leave me shell shocked.  

The area is also going through a few issues with ordinance proposals.
