@Justin Koopmans the PM company we use is Evolve Property Management - I wasn't sure I was allowed to put it here because it could be perceived as a promotion - but I don't have any stake or interest in this company besides the fact that I do business with them. 

A completely stupid material for a counter that could scratch, stain and burn. 

On one side it appears the neighbor is running an automobile shop with a large ugly exhaust from a wood burning stove, and the other side seems to be either a hoarder or collects old lawnmowers and such.

I guess my biggest reservation is since I am not comfortable with wholesaling, I don't want to send someone a bad deal and burn a bridge for later when I was more competent.

If something were to happen like the house burns down, they may deny any insurance claims since work wasn't properly permitted.

I think its important for new investors to do a deal to get in the game, and it doesn't have to be a home run, but this doesn't look good.This has burned out landlord written all over it. 

However, now I have started promoting and driving traffic to my property management.
