For a 100,000 property paying 1000 in profit a year paying cash gets you a 1% return while paying 20% down and financing 80,000 gets you a 5% return with the same profit .

Get into wholesaling, use wholesale profits to buy rentals...eventually you’ll make contacts and meet people with money and then you can wholesale/fix an flip and use profits to buy rentals...that’s what worked for me Good luck

and lots of hot springs now on to RK as @Wayne Brooks  PURE FANTASY  now you can in some states bid with a deposit at sherrifs sales.. but the competition in 99% of the counties in the US is so keen that those kind of profit margins are simply not there. in CA its cash on the barrel head to buy one.
