The San Diego working class units have great historical long-term appreciation (both rent and property).So for you I would look for a nice detached duplex to quad ideally with each unit having a private yard in a nicer part of a working class neighborhood that has a unit that you could be comfortable living in. 

Plus you keep the low prop 13 protected tax base, and you'll be dealing with the best professional tenant base all along. 

Just pay the ~$150 to have it cleaned by professionals and consider it part of the tenant turnover costs.
