In saying that, depending on your level if knowledge, option 1 is probably a better one. because $3000 is not enough of a buffer to service the property if you need to repair things.

Do I need a attorney present if I’m selling cash only and How do I find out if the house have any prior liens on it...Yes you need an attorney and or title company and or escrow company (which, depends on what is the norm in your state - probably a title company with an attorney) The title company researches the title, that is how you find out about any other liens or judgments against the property.

So you would lose the advantages of an LLC and add the disadvantages of a C-Corp. i don't know what advantage you think you might gain with this structure but it will probably not do what you expect.

@Joseph Bogorad, put simply, anytime its principal and interest expenses total higher than 50% of its rental income (in this case, 61% at the asking price), you're looking at a probable negative cash flow scenario (given that your other expenses are commonly around 50% of its income).

My company is going to be a family business with other family members.I purchased cashmoneydough.com in case it is a better idea to have a generic URL on the mailers and bandit signs.If I use this URL, I’ll probably set up a DBA under the surname company.
