I wanted the name, logo, tagline, colors - the entire presentation - to communicate something specific to anyone who saw it. 

Again, a lot of the options mentioned above are great tools to use but definitely consider an option that presents a one-stop-shop for collecting rent as well (and has faster payment processing than the others).

The presentations are informative and inspiring, but the real value is in the networking connections you can make over time.

Right now the buy and hold strategy is the most appealing to me, but I'm also cognizant of the fact that there is so much I don't know yet which may cause a strategy shift.I'm looking mostly in the Lehigh Valley area of Pennsylvania (Allentown, Bethlehem, Easton) mainly so that I am close enough to be present and learn as much as I can from the first few properties.

The risk (drowning) presented here is similar to any home that might have a pool, EXCEPT for the fact that the activity takes place in a public pond, not directly on our property, so I don't think any homeowners/umbrella insurance policy would cover it.

I've had two tenants with long term guests (5+) days and both presented a lot of issues so I've had to become a lot more strict with it.The lease for a venture like this grows with every tenant.
