I understand there is also property management software that combines ACH payment capabilities with feature with basic book keeping features, perhaps work orders/repair requests, document(lease) archives, leasing/listing features? 

Point of the post : Over time, I have taken the DIY route on a majority of my properties and have learned a ton in terms of trade work.

Also as a sidenote I assume you are lending on non owner occupied homes - never lend on an owner occupied property.

This idea involves not taking control of a property, but instead, helping existing beach home owners sell shares in their own properties.
