I agree with Andrew who posted above - private lenders will not be able to lend on a primary residence because of federal regulation protecting primary residences.

Hi Kevin, I know this post is from a number of years back, but would you happen to be able to share some lenders who have down ADU loans before?

I didnt' find anywhere in your post where you indicate the lending institution, but I will say, a lot of lenders (mostly banks or credit unions) will "overlay" standard guidelines. what that means is that they will impose more stringent guidelines above and beyond the standards.
