Also taking on your advice about electric, I want to have as effective an energy efficiency rating as possible.

I've heard in a couple podcasts now it's possible, with owners knowledge and permission, to list a house you're under contract to buy on MLS before you actually own it.You'd basically be wholetailing it without having to purchase it.Has anyone done this/knows if and how this can be done?

To protect the 2nd's interest, the second would have to foreclose first, and possibly pay of the first, or just pay off the first.

I have a possible deal on a 8 unit apartment building, could make into a 10 unit easily.
