I helped him to prepare for multiple specific phone calls before they were made, anticipating the situation.I cheered him on when any small thing was done right.I showed him how devastating lack of skills and preparation were to both of us.I gave him a lot of training material.I made custom material and videos for his situations that he was facing.We brainstormed other ways he could improve and have fun at it (watching American movies for 'lingo')'Now, he's motivated every day.

I have been recommending that out of state investors put their money a step-above my zero-appreciation area (43612 is the popular area), slower returns but less variation in the portfolio. 

You have to be patient and willing to fix up places before renting them.Job growth is very strong, vacancies extremely low, incomming residents from other places, and the two urban cities are growing and popular with millennials. 

What that would entail would be retail space, industrial and the most popular multi family consisting of 5 or more units.

I have an opportunity to close on a vacation property in a popular beach location in Northeast Brazil.

All the metal work in the house is that shiney brass that was popular then, and it is worn as well as dated.
