This is common in larger communities especially in the southeast where there are HOA’s for your neighborhood but they are part of a larger planned community that has a community hoa - those could include a community pool or buildings etc

Set clear money targets, make a plan for investing, and check and tweak your plan as you go.

I will add that this is a process that has many rules that are required to be followed and there are serious financial penalties if you make a mistake. do your research and learn all you can and/or find a custodian who provides education as well as an ERISA attorney who can advise you. 

Two options: (1) financing investment properties in the future in an LLC, that way you are not the borrower just the guarantor, (2) debt service coverage ratio loans are more expensive, but make the process of refinancing easier

Some states require landlords to accept Section 8, while others do not.There's also a process with the landlord passing an inspection, signing the contract, etc.I recommend you contact your housing office and ask them what the process involves and how long it will take. 

Those tend to fall apart more easily or lead to a difficult escrow process.
