Truly value add players, like flipping a home, add value to the apartment and once that equity is achieved, sell in 3-5 years and go find another one to do the same thing.

I'd say, with fix and flips, the first step in protecting yourself and your investors is to have as few investors as possible.You going to have a lot of moving parts as is so you may want to minimize the capital players as best as you can.
