I figured its a win win, they get to invest into some real-estate and grow their retirement as well as it will lighten my investment and potentially allow me to get into a better property that would cash flow/appreciate better.Does anyone have personal experiences or opinions on this?

This topic can be very specific to each person's situation. 

To me that is how the average person in the USA can get pretty wealthy.

As for appliances the Detroit Land Bank lists Sam's Appliances but I've never dealt with them and their website's security cert is expired.

Still negotiating with the bank who is asking ARV value.
