I can come up with the 20% down on the asking price of $369,000 by tapping into a HELOC we have, though id love to get by with less than 20% down. my wife and I are independent contractors and the traditional banks put us through the ringer when it comes to traditional financing...and I am unsure we could qualify for the traditional loan route because of this.

It's called a Tenancy in Common agreement, but you're right, you must be a purchaser of real estate so the traditional LP structure doesn't work.

I would avoid Ring if it is landlord installed and instead just install traditional wired security cameras.I think any multifamily should have cameras at entry points and in the parking lots.
