It should always be perfectly clear how a company is making their money. 

However, if you have limited capital or a less-than-perfect credit score, you may need to consider alternative financing options.One alternative option is to use private financing, such as a hard money loan.

As far as replacing all the counters you should be able to replace the one side and get a good enough if not perfect match.

Perfect, right?

Even though no one is perfect, we want to try and stack the odds in our favor. 

And, it is perfectly fine to sell one property and buy several replacements in a 1031 exchange. 

I could do one trailer but we'd be talking perfect location and amazing cashflow, and then again I guess I'd really be buying for the location  

Is that to much of a red flag or is it more common than I thought for perfectly nice folk to be that deep in collection?

No property is perfect and things will pop up even with a more quality property.
