So why bother with someone unproven who is very likely to be a tire-kicker or simply not qualified to close.That is why I recommend that people put together a broker credibility package that establishes you as serious player and sets forth in very great detail what you are looking for, where, what price you are willing to pay, your ability to close, your closing team, the speed at which you are willing to close, whether you have relationships with lenders, other deals you've done before, etc.But you do not send this to a broker until you have already gotten a warm introduction from someone you both know.

In addition, we need to talk to other REI's to try and understand market cycles (so we aren't buying in at the peak).Metro areas are very useful in understanding all of the above on a regional level, without getting bogged down by RE-arbitrary city boundaries.

If that doesn't seem possible, then let the tenant know this is not working out for you and you will not be renewing the lease and/or offer cash for keys to speed up the exit.
