Sounds like you may not have peace about the decision to go full time with REI.

Unfortunately, sometimes people see money and get what I generally call 'commission breath'.

If original, has any insulation been added (don't hold your breath}?  

The government creates the problem, in this case the 'housing bubble' of 2007-08, lowers standards for 'all unqualified, but breathing buyers to get in' through the Carter ERA with the "Community Re-investment Act of 1977" and the claims to 'fix' the problem with more regulations later i.e.- the monstrosity of Dodd-Frank regulations that it is packed with.The masterminds in government create regulations to manage 'we the people' more and do not fix any issues the bill was intended to solve.   

I am a big fan of Dave's teachings and have facilitated many of his Financial Peace University events. 

Many of us struggle with the idea of sharing a duplex with a tenant, few of us are willing to have roommates for a short time but I've never heard of curtain divided rooms, let alone making for a peaceful living arrangement.

Saying there are no RE cops says you don't have a clue about the RE industry, those who play by the rules and carry on legally and ethically have reason enough to turn in those who don't.I am the one who said 'there are no RE cops' and I suppose I should clarify that there are no Real Estate Peace officers riding around in Crown Vics with flashing lights to different open houses in my town.  

Encourage them to move peacefully to a family/friends house and I wouldnt offer anything.They have already stayed for free.

There's a peace and a joy about them that you can feel.

My recommendation is to take a deep breath, take a step back, and listen to as many podcasts from bigger pockets as you can, join your local real estate investors association, and network as much as possible.
