Hey all, My name is Blake I have been around real estate all my life with my parents owning LTR and my father flipping houses.

Long story short, my dad passed away in 2006. My mom lives in the home which is 4BR/3.5 bath, finished basement and about 4200 sqft. She owes roughly $278k on the primary and is behind on the 2nd mortgage (about $40k)...

I am temporary living with my parents while my in-laws built a house for retirement.

I'm actually going through this myself with an 8plex for my parents next to Lake Merritt.

A modest income but when paired with the fact that I live with my parents and still have a solid amount of my expenses (car insurance and many meals) paid, I feel I am in a really unique time in life to SAVE.

Now my family tried to keep my parents home in the family and it was a bad idea.

I am 23 and live at home with my parents in Napa, CA to help cut down my expenses. 

It seems to me like there could be an opportunity in multi family building student housing in Fort Collins, where for the most part, the tenant's parents will be paying rent for them.

My parents are looking to sell their house in VA that they have owned for over 20 years.
