If you are doing a lease option assignment.....Have the home seller attach their listing agreement to an addendum or a broker's affidavit, give the agent one month's rent today and their commission when the home sells (closes).

I really, really hate when it's an agent we've never heard of, with an email like jonsmith34384@aol, and they send over the offer... they don't call, they don't have a subject line, nothing in the body of the message and it's just an attachment.

offering to buy on a SFH. any ideas on offering some type of ,other than money, compensation to the seller?

@Brandon M.just thought i would update. so I got a call from the sellers agent today. says seller is "still too emotionally attached to the home", he said he thought the offer was reasonable based on the amount of work needed.

Any way to Mortgage SFH which has MIL and unpermitted garage unit

There is a mother in law unit, which we got a permit from the seller, but there is an unpermitted 1bed/1bath in the garage, which we are willing to have removed if the loan would be approved.The MIL unit is currently rented with the lease ending 10/31, so if need be we can ask the seller to have the tenant vacate at that time..I don't know what to do, I just emailed the loan officer back that there is a permit for the MIL unit, which I attached to the email and also an addendum for sellers credit for the unpermitted work (the garage) which we were planning to demolish once we purchased the house.
