As an owner of one rental property, I found out that I was/am supposed to send a 1099 to a contractor who did some work for us on our rental property last year, and file a 1099 on that same contractor with the federal government.

Where are you getting your data that home owners are not selling and turning them into rentals?

one of the risks of working with private money/non QM loans- they decide the terms in almost every respect.

STR in Boston (and metro) are mainly for owner occupied residents only which means you can rent your bedroom or an adjacent unit.

They care about the occupancy and financials a lot. 4. if you are going to run a owner occupied business out of the property such as adult care facility and you are considered 51% owner occupied you can do 20% down and really good rates. 

As a courtesy, give them plenty of time to decide.

Hello Guys I need suggestion on a situation:I'm in a contract to buy a house from a wholesaler, I put earnest money the title company did a great job and just found out that the owner just filed a bankruptcy.

I am not licensed in MD...only FL...for owner-occupied loans (all over the country for investment property) and we do these loans all the time in FL.

I am in a situation with a co-owner of a residential property just outside of Houston whereby my co-owner has decided she wants out of the arrangement.
