Oh rehab... the other investor and I were thinking a total of 75k in physical rehab to both homes, 80k for the installation of a beautiful pool area, and about 50k for the interior design on the homes.To anyone who is like WOW those are big numbers for this STR, we want to present a boutique-style stay and experience, and it's two homes.

If this plan is plausible, I want to do this for a few years to dip my toes in the water with being a landlord before trying a new REI style like flipping/multi family homes, BRRRR, etc. 

I know other insurance agents that work in more local style agencies (all of their clients are local to them, where as my agency is nationwide and I work exclusively with clients that are real estate investors, just the Niche where we ended up)  but the local guys offer umbrellas to everyone, and the pitch goes something like this.Hey there Mr. or Mrs.

I also second the idea of putting a small island in the kitchen area (not an attached L peninsula) and refinishing the floors.The other easy swap is retro style light fixtures.

They are older style archway openings so a standard door will not work.Sliding barn door maybe...Are you saying I could advertise a rental as a 3 bed even if I cant officially sell it as a 3 bed?

You will do what's best for you, just be solution-oriented and use system thinking.
