Perhaps you could get in touch with an animal rescue organization & they could get involved or at least give you some direction on what to do. 

@Kehran Carr you should only need one, organized (aka formed) in the state you live in, but if you do business in other states, you're supposed to get that entity formally registered to do business in that state.

Im assuming I would go to the closing table- but then organize something with the title company that sends the proceeds to the original owner's account (The guy I bought from)?

I’ve thought about using rentredi to help me stay organized with everything because I’m always pretty busy, but haven’t gone into that yet.  

I don't know of any virtual investor groups, but I organize a meetup at Goat Patch Brewing the 2nd and 4th Thursday of the month.

The PM shouldn't be charging extra as that is part of their job to organize repairs.
