in some areas a hotel will produce a greater income than apartments, in a different area the opposite will be true.Sometimes an area is good for one and not the other, sometimes good for both and sometimes good for neither.Hotels usually are perceived as riskier than apartments, and therefore sell for lower cap rates.It sounds like the OP wants a simple answer; in real estate there are often no simple answers.
