I recalled from an earlier post you asked whether having a real estate sales license would offer credibility for syndications.

I focus mostly on property that's already for sale, off-market, FSBO, and the like.

With this strategy, you could combine the 165k from your home sale and the first year of 100k into an STR in this area, and you should be able to cash flow nicely. 

This can enhance the property value for a fast sale, so they can pull their capital back out to do it again.As always, best thing to do is ask, but also be skeptical and perform your own due diligence.

You would use a CRM for tracking and your sales funnels/constant contact will have you always staying in contact with buyers and what their specific buy box is looking like.

Working with an experienced property management company with an in-house sales team is a strong recommendation! 

Hey @Erick Armando Gonzalez, In my opinion and experience, with all the free resources online, there is no need for a coach if you are just starting out.

there is a better than 50 50 chance he has HML on those  you know rehab loans that are short term in nature thats why they have to be paid off via sale or refi..

The only thing I’m able to find about buying pre-forclosures online is all about “subject to” so thank you for sending somthing other then that.

Don't go through with the sale just because they claim they have back up offers.
