Based on the problems you have, and the costs associated with them, you are never going to CF, your cost will be tremendously high, and it will probably take 30 years before your CF (if you have any) will recover your costs...sorry.IS there anyway you can get out of this deal?...

$6k/year of PCF means it will take you at least 8 plus years to break even...unless you have out of pocket expenses along the way which adds to the cost you have to recover before you break even.
