I get more spam from folks trying to do illegal loans as a mortgage broker than I used to get as a retail direct lender, but you don't want to touch any of that trash anyways, so no difference. 

The point IS being friends with folks or spending a long weekend with folks is vastly different from (and you'll see a very different person when) living in close quarters with someone the next 6 months, year, or two years.Unless those folks have ownership in your property, they will never be properly incentivized to care about the home in the way that you do. 

The the folks saying "wait till you need it" that is bogus, as it takes weeks to complete a refi.

One thing I can say about these folks: they pay the rent consistently; never had a missed payment.

This is one thing that I love about Biggerpockets folks, a relentless effort to do more and be more.

So, through the title/escrow co I let them know that if the attorney did not cancel it, I would be presenting them for the bill for the new locks and locksmith, and any damage the clean out folks did to MY house as they had no authority---and it was not occupied.

And there's a lot of folks out there looking for guest bloggers or podcast interviewees.

The more time you put in to finding deals the better returns you'll get but most folks don't want to put the time in upfront with their own marketing.
