My wife and I just hang our license at a fixed rate shop.. for 12k a year for both of us.. but to be fair my wife does 10 to 15 million a year and I do ZERO... then she has a transaction coordinator that charges 400 a file to make sure every T and Dot is done.Even with your brokers license you can go work for a flat fee company.. short of that only do your own deals.. do NOT bring in anyone under you at this time. 

I have a lot of flexibility with my job which allows me to be on site during projects.I also rehabbed my own house and am trying to figure out if I should sell it or rent it or hang onto it.

One of the biggest hang-ups I see with investors modeling incorrectly tends to be caring about vacancy rate (which I largely ignore).

Between that and the build up of the specific area, I'd be inclined to hang on. 

If there’s any long curtains that hang over the baseboard radiators have them cut shorter.

My question...It pains me that I have this hanging out there and I don't want it to effect my current tenants. 

But my hang up is how to organize things form that point forward (I can see so many ways to do it, that I can't pick one).  

Going to REIA and Meetup groups is valuable, Just hanging around successful people is a great way to learn
