If you mean "Assumption" where you apply to the bank for the right to have the same rate and term as the existing loan, it's hit or miss whether you'd be able to do that.

($400,000 x 60% LTV = $240,000 - $215,000 (remaining loan) = $25,000 HELOC amount) The TAV of my rental is only $155,000 when I bought it for $235,000 2.5 years ago.This is so *** backwards from everything I've read I'm starting to wonder if I have miss understood HELOC this entire time?!

I don't typically look at score at all because a few missed payments during a divorce, or large medical bills that are behind can kill a credit score.

I'm given to understand it's different behind bars, keep in mind "how will the paperwork look" in general), don't miss credit card payments, ideally you want the down payment funds in a bank account and not under your mattress (the term we use is literally "mattress money," and it generally cannot be used), etc.

This is in North Carolina.I have a great tenant that moved in 6/1/2019 and signed a 1 year lease that would expire/renew on 6/1/2020.I just recieved a letter from her asking if she could break her lease because she has a reported "Domestic Abuse" situation ongoing and doesn't feel safe living there.Her father co-signed on the lease with her, they have not missed a payment yet and are very good tenants.
