It is important to mention whenever this comes up that the oil boom/bust has not had a negative impact on the Eastern half of the state.  

I get more buyer leads and people requesting to be on my buyers list and wanting to know about deals I have in the pipeline from forums than the marketplace..... simply by not even mentioning my properties and just offering advise when I can, or making referrals.

i gather it's still riskier to buy out of state compared to in your own backyard. 3.) not really a con - but weighing against buying in AL would be that we still have 9 or so months before the move... we could still look and purchase here in our backyard as opposed to waiting...though the deals we see here don't meet the 1% rule, while meeting the 50% rule.

This seller is already underselling themselves by $20k, but wait it gets worse.

I myself have been wanting to get into learning about the stock side of investing but for now, I know that I have more control over the profits on real estate than I do with paper assets so I'm waiting until I have a few properties under my belt before I dive into that.

Besides the points mentioned above of being a good landlord, One important factor is to manage their expectations.Make sure both of you are on the same page.
