If they have unpaid medical/student loan bills it will lower their score, and I dont mind.If they owe the cable/electric/credit card company and this is why their score is low is a big NO for me.My main thing is no prior evictions or vehicle repossessions.

Hud is a pretty simple operation The listing agent advertises the property on the mls the property is never switched over All bidding is done through the HUD website and HUD does accept back up bids it is possible they sent out an offer on one of the back up bids and accepted it before the bidding period ended .The procedure to buy HUD homes is not not complicated but it most be done exactly according to protocol,any mistakes and they move on to the next bid
