I own 14 acres of nice farmland 30 minutes north of Seattle and have been thinking about how to make a happy buck with it for six years.

Gross rents show $1,800 and your PITI is $1,500 - that only leaves $300 bucks for profit, maintenance and future capx.

Why not just save the $1000 bucks when a renter had renter insurance by removing landlord purchased insurance ? 

Dont take this the wrong way but if your questioning if you should spend a few hundred bucks to have this type of access you might want to rethink getting into RE.  

They will have way too many outlets on one circuit and often scattered in totally illogical places to someone in a finished house to save a couple bucks on wire and breakers.

I want to state I know Frank who teaches the MHU bootcamp and bang for the buck- nothing, nothing tops it.

It's a nice little block with mature street trees and well-kept properties. 

There is also a decent used appliance store in Manville, the name eludes me right now......You also have Craigslist which I find to be a great resource for used appliances - I recently came across a like new stainless steel gas stove for 180 bucks..

Eventually, I'm hoping to be able to sell the property and make a buck or two on it.
